TRUSTEE'S SALE 165 Jane Lane Bristol, VA 24201 In execution of the Deed of Trust dated April 17, 2023 and recorded on April 28, 2023 in Book 707 at Page 85 in Instrument # 230000679 of the City of Bristol land records, Trustee Services of Virginia, LLC, the appointed Substitute Trustee, will offer for sale at public auction at the front of the Circuit Court House for the City of Bristol, Virginia, at 497 Cumberland Street, Bristol, Virginia on August 5, 2026 at 11:00 AM the property more particularly described in the aforementioned Deed of Trust, located at the property address listed below and briefly identified as follows: A certain tract or parcel of land, situate in City of Bristol, Virginia, formerly Washington County, more particularly bounded and described as follows: BEING Lot 20 of Shelburn Place, a subdivision to Bristol, Virginia, as shown by plat thereof, of record in the Circuit Court Clerk's Office for Washington County, at Abingdon, Virginia, in Plat Book B, page 52. Being the same property as conveyed from Virgil W. Pierce and Carol G. Pierce, his wife to Clifford E. Almany, Jr. and Sandra K. Almany, his wife, as tenants by the entireties with the right of survivorship as at common law as set forth in Deed Book 233, Page 612 dated July 6, 1983, and recorded July 13, 1983, Bristol County, Virginia. Clifford E. Almany, Jr., died November 25, 2003, leaving Sandra K. Almany as surviving tenant by the entirety and sole owner. Sandra K.
